Applying for a Building Search to ensure that there are not outstanding Notices or Orders. This provides the opportunity to have these rectified or negotiated with the vendor prior to settlement. Applying for a Building Search is something most conveyancers neglect to do and could potentially cost the purchaser thousands of dollars.
The Vendor: The utmost care is taken in preparation of the Section 32 Statement to ensure that the contract is not voidable. To facilitate an earlier release for the client, the Section 27 Statement is acted on immediately a sale is secured, as most of the work has been performed prior to the sale.
